The selling process
1. Initial instructions and title documents
We obtain your instructions, review the title position and gather the documents needed to prepare the sale contract.
2. Contract preparation
We prepare the contract for sale and supporting title documentation for issue to the buyer's solicitor.
3. Pre-contract enquiries
We deal with enquiries raised by the buyer's solicitor and address any title, planning, management company or other issues that arise.
4. Signing the contract
Once the terms are agreed and the transaction is ready to proceed, we arrange for you to sign the contract and any related documents.
5. Pre-completion and closing
We prepare the closing documentation, deal with searches and any mortgage redemption arrangements, and coordinate completion with the buyer's solicitor.
6. After completion
Following completion, we account to you for the net sale proceeds after any agreed deductions and deal with the remaining post-completion matters.
Mortgage redemption and sale proceeds
If there is a mortgage or other charge over the property, the lender will usually need to be repaid from the sale proceeds on completion. We liaise with the lender, obtain the relevant redemption information and deal with the legal steps required to discharge the security.
